Best of the Week: Long Beach Homes Worth a Look
These are the 16 Long Beach homes that stood out to us this week, from a $349,999 one bedroom condo to a $3,465,000 home on a Naples walk street. In between you will find 11 single family homes, 3 condos, a duplex and one mixed use property.
We sorted them by price, lowest to highest, and gave you our honest take on each one. A few also made yesterday’s favorites list, and we still think they deserve a look.

For Sale Condo
$349,999
2075 E Appleton Street #27, Long Beach
Still the best entry point on the list. A one bedroom under $350K in Long Beach is slept on, whether it is your first place or a lower cost rental.

For Sale Condo
$449,000
1728 E 3rd Street #15, Long Beach
A one bedroom on 3rd Street for under $450K. Simple, walkable, and a lot easier on the monthly payment than renting nearby.

For Sale Condo
$540,000
955 E 3rd Street #203, Long Beach
Honestly the condo value of the week. Two beds, two baths and over 1,000 square feet at under $500 a foot. That is hard to beat near downtown.

For Sale Single Family
$799,900
3303 Faust Avenue, Long Beach
The least expensive house on the list. One bath is the tradeoff, but a 3 bed on a full lot under $800K is going to get attention fast.
MLS# PW26220051

For Sale Single Family
$850,000
3722 Marwick Avenue, Long Beach
At $1,073 a foot you are clearly not paying for the house, you are paying for the lot and the street. Small, but a great canvas for an addition or an ADU.
MLS# NP26219302

For Sale Single Family
$975,000
4542 Goldfield Avenue, Long Beach
3 beds, 2 baths and a 6,695 square foot lot just under $1M. Right in the sweet spot most of our buyers are shopping in.
MLS# PW26219020

For Sale Single Family
$995,000
1382 Belmont Avenue, Long Beach
Back from yesterday’s list, and still a value pick. Almost 2,000 square feet and 3 baths for under $1M, at $508 a foot.
MLS# 26997679
Two homes at the same price can be completely different buys. Look at the lot, the bedroom count and the price per foot before you look at the kitchen.

4 homes, from $1,199,000 to $2,000,000

For Sale Single Family
$1,199,000
1081 Loma Avenue, Long Beach
Nearly 2,000 square feet with 3 full baths at $602 a foot. Smaller lot, but you get a lot of house for the money.
MLS# PW26215265

For Sale Single Family
$1,299,000
373 Gladys Avenue, Long Beach
Five bedrooms at $524 a foot. That is rare in Long Beach at any price, and it is probably our favorite of the week for a bigger household.
MLS# OC26221934

For Sale Single Family
$1,299,000
4402 Rutgers Avenue, Long Beach
Same price as Gladys but a very different buy. Fewer bedrooms, more yard. 7,779 square feet of lot is a lot of room to play with.
MLS# PW26202858

For Sale Single Family
$2,000,000
6257 Majorca Circle, Long Beach
Also on yesterday’s list. 4 beds, 4 baths and nearly 2,900 square feet at $690 a foot is reasonable for this end of the market.
MLS# PW26213948
Over $2,000,000
5 homes, from $2,298,000 to $3,465,000

For Sale Duplex
$2,298,000
2816 E 3rd Street, Long Beach
The only duplex this week, and a big one. Over 2,800 square feet on a 7,501 square foot lot, so you can live in one side and let the other help with the mortgage.
MLS# P1-29198

For Sale Single Family
$2,350,000
5459 Oleta Street, Long Beach
Almost 10,000 square feet of lot is what you are buying here. Big lots like this do not come up often, and that is why the price per foot is where it is.
MLS# OC26222426

For Sale Mixed Use
$2,600,000
76 62nd Place, Long Beach
The most unusual listing of the week. Mixed use on 62nd Place, so do your homework on what the zoning lets you do, but it is a rare thing to find this close to the water.
MLS# PW26219275
<!– PHOTO 15: replace this div with your image, e.g.

–>
For Sale Single Family
$2,799,000
4217 Cedar Avenue, Long Beach
The biggest house and the biggest lot on the list by a mile. 4,283 square feet on 14,827 square feet of land at $654 a foot is actually a strong number for a home this size.
MLS# SR26221159

For Sale Single Family
$3,465,000
33 Palermo Walk, Long Beach
Top of the list this week. Palermo Walk is a Naples walk street, and at $1,163 a foot you are paying for the island lifestyle more than the square footage.
MLS# RS26210329
Local Market Note
Price per square foot on this week’s single family homes ran from $508 to $1,163, more than double from bottom to top. The high numbers came from land and location, not house size. The 792 square foot house on Marwick and the 9,826 square foot lot on Oleta both landed over $1,000 a foot. Meanwhile, the biggest house on the list, on Cedar, came in at just $654 a foot. If you are trying to stretch your budget, price per foot is the quickest way to spot where the value is.
