Every week I go through every new listing that hits the Long Beach market and pull the ones I think are worth your attention. This week it is 18 homes across five zip codes, from a $679,000 Bixby Knolls townhouse to a $2,550,000 Belmont Heights four bedroom. Here is my honest take on each one.

528 W Burnett Street
South Wrigley is one of those pockets that consistently flies under the radar while quietly appreciating. Three bedrooms, two baths, 1,405 square feet on a 7,012 square foot lot at $666 per sqft. At $936,000 this is priced below the median for move-in ready SFRs in the 90806, and the lot size gives you real outdoor potential. The neighborhood sits close to the 405, Wrigley retail, and the redevelopment activity along Long Beach Boulevard that has been pushing values up gradually over the past several years.

Gundry Avenue runs through the heart of Cal Heights, one of the most architecturally distinct and community oriented neighborhoods in Long Beach. The historic district designation keeps character intact and tends to support values over time. 1505 E Armando Drive

3821 Rose Avenue
The 1938 Bixby Knolls build on Rose Avenue that was Coming Soon last week is now active at $1,100,000. Three bedrooms, two baths, 1,404 square feet on a 6,250 square foot lot at $783 per sqft. Rose Avenue moves quickly when inventory appears, and the 1938 build gives you the original lot depth and character that defines the best of Bixby Knolls. Previously remodeled, so expect a well finished interior. This one will not sit long.

3402 Palo Verde Avenue
Five bedrooms, three baths, 3,098 square feet in Los Altos at $386 per sqft. That price per foot is the lowest on the entire list and stands out immediately against the rest of the 90808 inventory. Either way, the raw numbers make this one worth a personal look before drawing any conclusions.

Park Plaza Drive sits in a well established residential section of the 90815 close to Cal State Long Beach, the 22 freeway, and the retail corridors along Bellflower and Spring. At $939,000 for 1,420 square feet with two full baths this is a clean, practical entry into the zip code.
The 90807 and 90808 are carrying the most new inventory this week, which reflects where buyer demand has been concentrated. The standout value anomaly is 3402 Palo Verde Avenue at $386 per sqft for a five bedroom home, which deserves a closer look before assuming it is a deal or a problem. The Alamitos Heights entry at 432 Panama with seven baths across five bedrooms is the most unusual layout in the batch and probably the most interesting conversation starter.
